Abroad, such complex is called a Condomium (short: condo) &lt;/b&gt;Although all complexes will have syndic, these types are different from ordinary flats in that they will always provide the following facilities:&lt;/p&gt;&lt;p&gt;- 24/7 security guards to open/close gate, ensure only validated persons (by owners) get in&lt;br&gt;- Generator: so you always have essential electricity&lt;br&gt;- Ballroom/conference room to host your parties&lt;br&gt;- Lifts&lt;br&gt;- Some may offer extras like gym, pool, car cleaning, garden, garbage chute, cleaning of common areas...&lt;br&gt;- Usually in good locations&lt;/p&gt;&lt;p&gt;Ordinary/low end flats will also have a Syndic. But rarely other facilities except water tank and a central spot to keep garbage.&lt;/p&gt;&lt;p&gt;After living in Built-your-own house on your land, I tried renting in the above. And I love it. The convenience is worth the extra costs: no longer having to open your gate when you get out... whether it's raining or not, it makes no difference since the lift goes right to the covered parking... or having electricity when there's a cyclone... no climbing stairs... As for the ISP form I mentioned, it is somewhat a commitment of the employer to make sure that he continues to send the salary to your account number in that same bank.&lt;/p&gt;&lt;p&gt;Now, to reply to the second and most interesting part of your comment : &lt;br&gt;When I applied for the loan, I had already submitted my resignation to my employer (at that time). And a month later, I was in a new company while loan was not yet approved. It was a constant stress because of this factor but fortunately, I did not get any issue. I heard that sometimes, they even have a look whether or not your salary was recently credited to make sure that you are still employed.&lt;/p&gt;&lt;p&gt;My decision to take a loan was complete unexpected but if you know that you will go through this soon, better do the application while you are still employed at your current company.
